Carmichael is an unincorporated community along the American River with a very particular housing stock: single-story ranch homes from the 1950s to 1970s (the average build year is 1972) on larger-than-average lots, under one of the densest mature tree canopies in the region. Del Dayo and the river side have the custom homes; Fair Oaks Boulevard and Manzanita Avenue carry the apartments and the new restaurants.
Older homes with original windows and ductwork collect more dust, and the oaks and sycamores add spring pollen and a long autumn leaf drop. Backyard pools are common too. That is why Carmichael is deep-clean country for us, with recurring visits to keep things there.
